Congratulations James.

We've just had a flood from the upstairs bathroom which came through the ceiling and ruined my oak floor below plus wallpaper, ceiling etc. After a lot of hassle, it's all back to normal now. The stress levels in our house have been enormous, so I can't imagine how bad it's been for you James.
